Sobha Realty, a leading premium real estate developer, has launched One Park Avenue, its latest residential tower at the 8-million-sq-ft Sobha Hartland development in Dubai’s Mohammed Bin Rashid Al Maktoum City.

Set amidst a lush green landscape, One Park Avenue seeks to reimagine new-age living through a sustainable lens. The 24-storey tower will include 403 one- to four-bedroom apartments, all with balconies that offer uninterrupted views of Dubai Creek, Downtown Dubai, Ras Al Khor Wildlife Sanctuary, Dubai Water Canal and Meydan Racecourse. Home buyers can choose from a variety of unit plans that feature contemporary-style interiors, fully-fitted kitchens and built-in wardrobes.

Construction work on the project has already been launched and handover of the units is scheduled for April 2023, Francis Alfred, managing director and CEO of Sobha Realty, tells ABDULAZIZ KHATTAK of Gulf Construction.

He says One Park Avenue has been designed to capture the imagination of the modern home owner.

“The residential tower combines extravagance with comfort, while channelling smart functionality. The building has been created with a vision for new-age living,” he adds.

Taking the luxury quotient at One Park Avenue up a notch are the six Sky Gardens that will line the tower, offering beautifully landscaped vertical spaces that are ideal for yoga sessions, outdoor cinema viewing, or even double up as a lounge.

According to Alfred, the apartments are designed to offer a harmonious balance between aesthetics and functionality, while Sobha’s specially-designed noise-cancelling façades deliver a tranquil living experience.

Elaborating further, Alfred says: “At Sobha Realty, we place a high focus on the comfort and well-being of residents. Accordingly, the glazing system comprises a lift-and-slide mechanism with double-glazed units featuring high-quality door seals to ensure noise insulation. Other applications such as acoustic padding on floors and high-grade sealants on wall joints and insulated pipes within units also reduce noise transfer across floors of apartments.”

The apartments also feature a provision for home automation systems for lights, air-conditioning and curtains.

The main entrance lobby along with the lift lobbies and corridors have been designed and finished as per the high standards of Sobha Realty signature quality.

The podium level features a health club comprising a steam room, sauna and gymnasium. The outdoor spaces have been meticulously planned and landscaped with a meditation and yoga zone, kids play area and separate swimming pools for toddlers and adults.

The ground floor accommodates retail units to take care of day-to-day convenience along with food and beverage (F&B) outlets.

Motion sensor lighting in the common areas will help save electricity, while at the underground parking, dedicated electric car spaces with charging stations will add another layer of convenience for those keen to embrace green living.

In line with the standards, five per cent of the car-parks are allotted with electrical charging provision, Alfred says. In addition, there are dedicated car-parks for people of determination and visitors.

The development has six dedicated high-speed passenger elevators along with two service elevators.

Alfred says investors can benefit from an exclusive launch payment plan with just a five per cent booking deposit. Subsequently, buyers need to only pay equal instalments at five per cent every three months, while the remainder can be settled at the time of completion, he adds.
