Millennium Square at Meydan City will be a blend of distinctive lifestyles and cultures

G&CO has announced plans to develop Millennium Square, the first-of-its-kind semi-detached freehold luxury villa project at Meydan City in Dubai, UAE, for a total cost of Dh3 billion ($816 million).

The brand new bespoke residential community project will be a harmonious blend of distinctive lifestyle and cultures. Known as the ultimate global venue for horseracing, Meydan City is one of the largest and most luxurious integrated racing, business and lifestyle hubs in the world.

G&Co has appointed SPF Realty as its exclusive agent for the project.

“Millennium Square will significantly contribute to achieve the goals of the Dubai Plan 2021 that focuses on creating infrastructure for the world’s best social life and transforming the city as a pivotal hub in the global economy,” says a G&Co spokesman.

Millennium Square will offer ultra-luxurious, semi-detached villas with the finest of exclusive suburban living and convenience of nearby urban destinations – including Dubai International Financial Centre (DIFC), Downtown Dubai and a direct link to Sheikh Zayed Road. Unlike townhouses and conventional villas, the semi-detached villas consist of pairs of houses built side by side sharing a party wall and in such a way that each house’s layout is a mirror image of the adjacent unit. This means that only two villas will be adjoining each other.

Commenting on the project, Kalpesh Sampat, director of SPF Realty, says: “We have received overwhelming response from investors for Millennium Square, a unique project in Meydan Dubai. He says the project offers the most competitive pricing for the customers in the Meydan Community, starting at Dh1,250 ($340) per sq ft, which is almost 30 to 40 per cent less than the pricing of other projects in the same location.

Sampat says the semi-detached villas at Millennium Square are inspired by the very best of international architectural designs, resonating a unique mix of form and function.

Each semi-detached villa comprises four bedrooms plus a maid’s room with a built-up area of 3,479 sq ft, covering 60 per cent of the total plot size of 3,350 to 3,550 sq ft. The remaining 40 per cent of the plot comprises garden area. There is an option for making one extra bedroom on the ground floor at no extra cost. Amenities of the project include a community centre, swimming pool, gymnasium, play areas, parks, mosque and retail outlets.

Furthermore, Sampat says the interiors of semi-detached villas at Millennium Square pay a rich tribute to today’s luxurious lifestyles. Modern and sleek amenities, furnishings and fittings with exquisite finishes make for a residential experience that’s a cut above the ordinary. Each villa boasts its own maid’s room, store room, usable terrace and all en-suite bedrooms, with contemporary finishes that make for a high quality living. The terrace will be a unique amenity provided to the residents of Millennium Square semi-detached villas. The villas feature modern kitchens, which are fully equipped with appliances by popular European brands.

The off-plan freehold villas are placed at a starting price of $1,184,946 on a 30/70 payment plan that allows the buyer to pay 30 per cent in the first 12 months (10 per cent upon booking, 10 per cent in the sixth month and 10 per cent in the 12th month); and 70 per cent at the time of receiving the completed property. The project will be handed over in the last quarter of 2017.

This is the third consecutive project of G&Co on which SPF Realty will serve as the exclusive agent. This is in continuation of SPF Realty’s successful association with G&Co after receiving overwhelming response for the previous two projects – the Dh1.5-billion ($408 million) Millennium Estates, and the Dh2.7-billion ($735 million) Grand Views at Millennium Estates.
